If the present house isn't selling, the only solution is often to let it at a rental that covers the mortgage, then move to the new location. Then, of course, there's the problem of the new house. Is it best to rent, hoping that the old house will eventually sell (with a sitting tenant), or is it possible to buy the new house? All too often, lenders treat such applicants very circumspectly. Fortunately, there are other lenders, more enlightened and realistic, who treat people as the valued customers they should be. Unfortunately, all you have to do is find these lenders. The chances of you doing so are so slim as to be almost negligible. Expert help is needed, but, wherever you turn, the sources of such help are often potentially, if not actually, biased by their commercial interests or limited by ties to specific lenders or insurers. Many 'independent' advisors are anything but that, while individual lenders (when you can find them) will only offer their own products, as you would expect. Without ties of any sort, with the entire UK mortgage market available for us to search, and our income being fees paid by our clients, we're very different to your usual source of 'help'.
